There were three homeowners that attended our meeting on February 21st at 6:30 PM in our Clubhouse. All Board members were present. Jeremy Madriz and Jason Norman, Wildwood’s Cutesy Officers were present for questions from the attendees.
Elizabeth James, one of the homeowners decided that she would like to join the Board of Directors. The Board approved her joining the Board.
2017 Projects and Accomplishments
Implementation of new Clubhouse rental policy and guidelines
Re-striping of the parking areas, repainting of assigned spaces, curbs
Completed rehabilitation and sale of foreclosed/vacant unit – proceeds from sale added to the Association’s reserve account for future capital expenses
Completed re-siding of one unit (partially completed via insurance claim from fire)
Significant large tree trimming and removals throughout the community (as needed)
Replacement of multiple adjoined unit sheds throughout community
Clean up of the vacant lot on Georgetown Road and continued maintenance
Repairs to storm drain collar on Wildwood Court
Replacement of retaining wall on Oakwood Trail
Addition of one additional Courtesy Officer to assist with daytime calls/issues
Installation of new Wildwood Homes community signs (3)
Replacement of aged/damaged/collapsing sewer mains as needed
Replacement of building soffit structures as needed
Clean up of water retention area and associated culverts
Clean up of scrub/brush/volunteer tree growth along Wildwood Ct/Coffman Rd property line
Coordination with City of Indianapolis/Rays Trash Service for larger trash dumpsters
Continued inspection of common areas for maintenance and repair items
Continued common area and dumpster enclosure cleaning and maintenance
Continued common area landscaping and snow removal as needed
Continued random security patrols and monitoring for illegal parking
Continued monitoring for compliance with architectural changes and covenant related issues
Continued reduction in past due assessments/bad debt
A 30 percent reduction in receivables in 2017 (Money owed to the Home Owners Association)
A $40,000+ increase in the Reserve Fund in 2017
A record year for cash flow
Over half of the Association income was spent of repair and maintenance of buildings and common areas – a record
The meeting was adjourned by 8:00 PM
