This and That

Scott Mason, from Multifamily Roofing LLC, will be touring Wildwood and grading our roofs. The Board is in the process of having our buildings reroofed. Last time we had new roofs was about 2008. The insurance company at the time had all roofs done and paid for it. Our current insurance company now has a $20,000 deductable on each roof. Our estimates so far are about $20,000 for each roof. That means that the homeowners association is going to be responsible for the cost of new roofs. Our estimates so far are close to $1,000,000 to do all roofs. The association can't afford that much at one time. The Board has talked about doing a few a year until they all get done.

A standing rule with the Board is not to put money in the Reserve account if we don't have $10,000 in our operating account by months end. Because of the rule, we have only put money in the Reserve account in 4 months in 2025. That means we shorted the Reserve account $27,456 in 2025. The $10,000 mark was used in case the association has any emergencies. Is that mark to high? Do we need to lower the amount? The Board is discussing at our meeting putting less in the Reserves if we don't have $10,000 in our operating account at months end.

Because the snow has been around a long time, ice dams have formed on several of our buildings. Mostly on building fronts facing the south. If not removed, it can cause damage that would cost 3 times more than removing the ice dams (could be damage to the gutters, damage to the back boards, and even leakage into the unit). Associa On Call came out and removed serval ice dams and removed snow on some roofs. The association is responsible for outside damage BUT not inside damage. Your insurance company can cover inside damage.

Oakwood Trail is not a private street. It is a city street. The Board has no control over Oakwood Trail. Who does? Our safety officers we hire can tag and write tickets and even tow vehicles for illegal offenses on Oakwood Trail. The Board does not want responsibility for Oakwood Trail. If we did we would be responsible for potholes, and repaving. Repaving alone could cost 10's of thousands of dollars. Last time it was paved by the city was 1993.


What's Going On in Wildwood...

  • Safety officers towed one vehicle.
  • BLC Outdoor proposed to clean up, remove volunteer growth, and debris from the perimeter of the pond and surrounding area. Board elected to table and revisit when condition can be reviewed in better weather.
  • The Board discussed where we wanted to put our money market and CD's for this year.
  • The Board discussed our annual meeting on February 18th, 6:30 PM in our clubhouse.
