With Fannie Mae and Freddie Mac increasing from 10 percent to 15 percent what you put into your reserve fund next year, we won't have much choice but to raise our dues to $219 a month. At $219 a month, we are still way under the average price of $268.70 a month for Pike Township condos. The Board realizes the burden this puts on condo owners. The Board doesn't want to raise dues unless it is absolutely necessary to pay our bills. The Wildwood condos are over 50 years old and require more and more maintenance. The biggest line item to increase is insurance. In 1989 it was $17,000

a year. Today it is $81,748 per year.

Our insurance policy renews in September. Currently $43.67 out of your $209 dues pays for our insurance policy. If our insurance goes up in September, it will be more. The Board asked Julie Schaefer (Property Manager) to look into other insurance companies and see if we can get a better rate.

You will notice that in 2016 and 2025 the cost was a lot more that the budget. The reason being that our insurance year is from September to September. Our budget year is from January to December. The Board produces the buget for the following year in October. If in the following year our insurance costs go up in September, then our insurance costs will be higher than our budget.

What's Going On in Wildwood...
- Sargent Anderson attended the meeting to provide the security report. One illegally parked car was towed. The unlicensed trailer on Oakwood Trail will be towed. As of this writing, it has been towed. Cars on the west side of Georgetown Road are parking on grass and on sidewalk. Officers will follow up. A move-in resident was parking on the grass unloading his car. Officers approached and advised the man that parking on grass was not allowed and he moved his vehicle. Agent followed up by sending a letter to the owner.
- Apparently, mice have invaded our clubhouse. Traps were bought and the Board member who bought them will be reimbursed.
- If Accessibility ramps need to be installed for a resident, they must file a "Architectural Change Request", it must be filled out and approved by the Board. The Board wants to know where you are going to put it, what it is made of, does it aesthetically fit, and that it will be removed upon sale, or if the owner passes. The Board is currently working on what to do on a accessibility ramp that was installed in 2025.
- It seems that our lawn crew is damaging some of our "Doggie Clean Up" signs. Julie sent the owner of our lawn company a follow up message about the signs being damaged.
- There were no owners at the meeting
- Julie added the following to the next time maintenance people come to Wildwood; Dumpster #8, grate is off and drain needs to be cleaned out. BLC, our lawn care company, used to clean out all the dumpster drains on a regular basis. They have gotten out of that business. Julie will look for a different company to do drain cleaning. The dumpster behind the clubhouse (dumpster #3) needs hinges repaired/reset. Repaint all curbs and no parking areas yellow, and add Georgetown Road west curbs. Officers will enforce. The Board does this to make sure that emergency vehicles can get to buildings without haviing to drive on the grass. The weight of vehicles on the grass can break underground water and sewer pipes. When this happens, Wildwood has to pay $1000's to get it repaired.
- The Board's financial reports have changed. It use to be about 70 pages long and now is about 130 pages. What is included that was not included in the past are all the invoices for the month.
- The Board reviewed a proposal to repair a front porch roof on Oakwood Trail which is leaning. Approved unanimously. Agent will provide approval to vendor and request repairs be scheduled ASAP.
- The Board discussed adding an additional Associa On Call tech visit two times per month to help expediate needed work throughout the community durinjg appropriate weather/months. The techs repair all the things that needed to be done in our spring walk-through. The Board will continue until all repairs are done or if Wildwood can not afford. If all repairs are done a second walk-though will be scheduled.
- Board members and agent are reporting (usually with pictures) to Geese Chasers so that their routine stops at Wildwood are productive. Board members believe that the geese population is down in Wildwood since we hired Geese Chasers this year.
- The Board reviewed additional information from three local law firms specializing in homeowner association law. A Board member requested agent to inquire if Kelly Elmore with KSN Law could be available to attend our next meeting. Attorney Kelly Elmore will attend the next Board of Directors meeting.
- The Board requested agent look into new quotes for insurance for Wildwood. Our current policy renews in September. Agent has sent requests to two different companies.
- When owner moves out because of foreclosure or sale, sometimes we owe them money. If we can find them, we will send them the money. If they did not leave us a forwarding address, and we can't find them, we will write off the amount and clear their account. This seems to happen several times a year. Last time the Treasurer sent a notice to write off some accounts, the Board was told that some of the accounts sill have not paid the attorney's fees yet and they could not be written off until that was done.
- The Board discussed ongoing issues and inconsistencies with the trash collection services. Agent has contacted the City (Mayor's Action Center) and the Mayors Neighborhood Advocate. https://ptra.net/pike-township-advocate/
- Architectural Change Requests are being turned in incomplete. Agent will have the Community Association Services staff informed.
- Tim Lord provided the report from Scott Mason with Multi-Family Roofing. Their estimated cost is $738,000 which is the lowest bid so far. Scott's bid does not include roof decking that needs to be replaced and other repairs that may need to be done. His bid is strictly new roofs. Scott has gotten on top of several building roofs and says some roofs have soft decking that will have to be replaced.
- Currently this newsletter is going out to 75 percent of the unit owners in Wildwood.
