2026 Legislative Trends: What Every Community Association Must Prepare For

What's Going On in Wildwood...

• Safety officers say mostly quiet with only issues being parking. One vehicle on Oakwood Trail was towed.
• We have not put any money into our reserve account this year because of monthly shortfalls. It was decided that at the end of March, if we have suficent funds that we would put 3 months ($10,296) worth into our reserve account. If we are short at the end of the month, we would only put 2 months into our reserves.
• The Board discussed recent changes in Indiana law and how it would effect our association.
• Geese Chasers, LLC have been in our community with dogs chasing geese. The Board is hoping that we will have less geese problems such as scaring people and poop droppings on sidewalks.
• The safety officers were given new packs of auto stickers to put on violations.
• Tim brought up the fact that there were over 12 accounts that had been settled and money owed to the owners was still on the books. This can be due to foreclosures, owners selling, forgotten pre-payments, etc. Normally, our property management company tries to track past owners down and send them the money. If they can't be found, then the Board will write them off and remove them from the books. Since there are 1000's of dollars involved, we only write off a few every month so that it does not impact our financials in a bad way. Tim will make a list an recommend when writeoffs occur.
• Usually, once a year, an Associa On Call manager and Tim Lord (any Board member or owner could join us) walk through the community listing all the needed repairs and violations. Associa On Call works on the repairs for the rest of the year. If they finish, then a second walk through is done. Based on the associations financial condition, Associa On Call could do repairs weekly, by-weekly, or monthly. Letters are sent out for violations (understand that violation letters could be sent out any time of the year based on the time of the violation). The Board is trying to schedule a walk through with Associa On Call. It is tentatively scheduled for mid April.
• Scratches were noted on the clubhouse floor. Tim will contact Susan Blair (Blakeleys) and see if anything could be done about the floors.
