Did you notice the car at the entrance of Wildwood? It is parked in a yellow zone. When leaving Wildwood, and someone is trying to enter Wildwood, it is a tight squeeze. It there is a school bus entering or leaving Wildwood, That tight squeeze becomes impossible.

There is nothing the Board can do about the big box trucks that park on Oakwood Trail. Oakwood Trail is a city street and not a private street that the Board can make rules on. It makes it impossible to see traffic coming out of Wildwood Ct.

The Indiana State government is trying to step into the homeowners association arena with house bill HB1115 and house bill HB1152.
|
Indiana House Bills 1115 and 1152 for the 2026 session focus on regulating Homeowners Associations (HOAs). HB 1115 enhances HOA governance, requiring meeting notices, allowing virtual attendance, and establishing fine schedules. HB 1152 protects homeowners by requiring a quorum for fee increases and protecting home-based child care.

Key Aspects of HB 1115 (HOA Governance)
|
- Virtual Meetings: Allows members to attend meetings remotely.
- Notice Requirements: Mandates that HOAs provide meeting notices with agendas at least 4 days in advance.
- Fines: Requires HOAs to adopt and publish a schedule of fines for covenant violations.
- Payoff Fees: Together with HB 1152, removes the $250 cap on HOA payoff letters.
Key Aspects of HB 1152 (Homeowner Protections)

- Fee Increases: Requires a quorum of homeowners to vote before an HOA can increase fees.
- Child Care: Prohibits HOAs from restricting Class I child care homes.
- Antennas: Prohibits restrictions on amateur radio antennas.
- Both bills, in their Senate versions, shift costs for services (such as management company fees for statement requests) to all homeowners rather than just the owner requesting the service.

Both HB1152 and HB1115 did pass and the Governor signed it into law. Both are effictive 7/1/2026.

What's Going On in Wildwood...
- Safety officers Anderson and Cox reported that parking is the #1 issue in Wildwood. Tagging and towing have been implemented and continue to address issues.
- Reserve transfers will be discussed in each future meeting. Sometimes we don't have enought money to put our budgeted amount into reserves. If this is the case, the Board will decide what amount should be transfered into the reserve account.
- The Board discussed the challenges of the heavy snow. Some of the items discussed where: snow plowed in front of dumpster enclosures, empty spaces were used to "stack" snow, some empty guest spaces were not plowed, a snow plow drove through the circle on Wildwood Court. The cost of the plowing and removal of snow on the sidewalks was over $6,000.
- The Board discussed Geese Chasers, LLC. The Board decided to contract the egg addling service which runs from March to June at a cost of $2,500.
- The safety officers have request more window stickers that appear on car windows and state the violation. They have been ordered at a cost of $27.56.
- The Board put flyers on every door announcing that you could sign up for Wildwood Word at livinginwildwood.com/subscribe
