Each year at about this time, the Board of Directors establishes the following year's budget. A lot of times we know what our costs will be for the following years, and the rest of the time we have no idea.
|

We know that our insurance for the following year is going up from $71,281 to $81,748.
|
That is a $10,467 increase, OR $5.59 per month in dues for each unit. It is not that we haven't looked for cheaper insurance, we have. This happens to be the cheapest we have found. A lot of insurance companies won't insure condo communities.

Our clubhouse utilities and light poles should remain the same as long as AES does not raise their rates, which it is trying to do. It would like a 13.5% increase. If it gets it, that would increase our dues $00.33 cents a month for each unit. It could be more because the clubhouse is not considered residential. It is considered a commercial property which has higher rates.

Our mowing and landscaping costs will not go up because the Board signed a 3 year contract and this year is year 2.

An unknown is snow removal. The Board budgets $15,000 a year. In the past 10 years the highest we have spent for snow removal was $7,965 in 2018. However, it is prudent to budget high rather than get caught with an exorbitant bill should we experience a major blizzard.

Legal expenses - again an unknown. Generally, our attorney is used for collections. Our delinquency policy says, "Delinquent account turned over to the Association's attorney to begin pursuing collection at owners expense." The challenge with that is that he will not give us the money until he gets paid for his services, which could cost the association 1,000s of dollars. We also use our attorney to decipher contracts, put liens on properties, and answer legal questions. Generally, the Board looks at current delinquencies and our legal agenda to determine a budget amount for next year.

Common area maintenance - again an unknown. Wildwood is over 50 years old, and because of this we have had to spend more on common area maintenance every year. Older buildings continually get more expersive to repair. Weather is also a big factor.

If you look at our present budget you will see that total income equals total expense. The Board works hard to keep the monthly maintenance fee the lowest possible while meeting the Homeowners Association fiduciary responsibilities.

What's Going On in Wildwood...
- Sargent Shawn Anderson is looking for a relacement for Officer Jeremy Warman. August was his last month working for Wildwood.
- The Board has approved the monthly distribution of the Wildwood Word newsletter.
- The Board approved Midwest Pressure Washing Services LLC to wash all buildings at a cost of $13,175. They will also clean the east side fence behind Coffman Road properties.
- Bartlett Tree Service has been here trimming trees. The company gave us a list of trees that needed to be trimmed. The Board split the list into two parts for budget financial considerations, and Bartlett will be back for a second time soon.
- Our insurance renewed on September 1st. There was a premium increase of $10,467. That is equivalent to $5.59 in dues a month. It now stands at $81,748 a year.
- The pothole at Oakwood Trail and Chrysler Street finally got repaired. There is a flaw in the city's tool to map potholes. If you use the tool and point to the pothole, it becomes a Chrysler address which is a private street. Moving it slightly and it becomes Oakwood Trail which is a city street. Several request were done and nothing happened. We believe that the last request was made recently and pointed to Oakwood Trail and the city fixed the pothole.
- Many requests have been made to the city and Republic Trash to come and get the old trash containers on Wildwood Court. Several residents have moved their containes to the clubhouse parking lot. Joseline Medina (Mayor's Advocate) was not at the Pike Township Residents Association meeting on the 10th. Otherwise, we would have asked her if she could remedy the situation.
