Coupon Books
The Board of Directors recieved the following email from Associa, the parent company of our management company;
|
I would first like to wish you a Happy & Healthy New Year. The purpose of my email is to provide you with an update regarding the recent distribution of coupon books for your community.
|
During the holiday season, our printing vendor experienced unexpected production delays and errors that may have impacted the mailing of these materials. To ensure homeowners had uninterrupted access, the vendor proactively reprinted and mailed statements or coupon books for your community. As a result, some homeowners may receive duplicate statements or coupon books. These duplicates are identical, require no action from owners, and will not result in any additional cost to the Association.

The vendor has confirmed that your community’s annual billing statements have been fully produced and mailed again this week. Issues were caused by a combination of increased seasonal order volume, an unanticipated labor shortage, and widespread USPS processing delays nationwide. While most orders were delivered to USPS before December 24, some mail crates were not postmarked or processed correctly, resulting in delayed or non delivery. We have been advised these new mailings were shipped January 5th, and homeowners should receive them within the coming 10 days.

To minimize the impact of this delay, delinquency and late fees have been suspended for January, although we may manually apply late fees for those who may be chronic non-payment of assessments. Routine late-fee policy enforcement will resume in February. Unless you have specifically arranged for another 30-day extension.
|
To maintain transparency with homeowners, we will also post a brief notice in TownSq to inform homeowners of this situation.
|
We appreciate your patience and understanding and remain committed—along with our vendor—to preventing delays like this in the future.
|

What's Going On in Wildwood...
- Please do not park in someone's reserved space. Your car could be towed.
- There were problems with trash removal this past week. It seems that our snow removal vendor pilled snow in front of the dumpster gates. The trash trucks cound not get to the dumpsters. Our vendor has been notified.
- Our safety officers can be notified of problems through our website. Home page, bottom left..
- Rocklane is still grading our roofs. Once done. the Board will start working on replacing the worst roofs first.
- The annual meeting of the homeowners association is scheduled for February 18th, 6:30 PM in the clubhouse.

Unfortunately, the association lost money last year due mostly because of our insurance preimum going up (30% above budget), utilities (15% above budget), landscaping (41% above budget), repair and maintenance (45% above budget).

Most management companies use the accrual method of accounting. There are tax advantages but, more complicated. The accural method only counts what is expected and not accual amounts. Tim Lord, Board Treasurer, decided last year to also work the cash method of accounting into our income/expense. We lost a lot less using the cash method
